Is JVC Dubai’s best-kept secret?
Surrounded by popular neighbourhoods like The Springs and JVT to the west, Al Barsha 2, 3, and South to the north and east, and Production City, Sports City, and Motor City to the south, JVC is the circular neighbourhood right in the center. And yes, it’s the one that looks like a bullseye on Google maps! With loads of new infrastructure in the works, this up-and-coming neighbourhood is one you should get to know.

Covering just under 9 hectares in area, this concentric continuation of districts from JVT has earned a reputation as one of Dubai’s most sought-after neighbourhoods. Each district possesses its own unique offerings, featuring tons of green space, playgrounds, cafes, restaurants, and boutique shops, all a short distance by foot from anywhere inside its boundaries.

What makes JVC so great?

Bordered by the E311 (Sheikh Mohamed bin Zayed Road), the E44 (Al Khail Road), and Hessa Street, residents have easy access to any of Dubai’s major attractions. Or when the urge to make a day trip to Abu Dhabi or other Emirates strikes, these major arteries can effortlessly get you there.

For serious shoppers, Dubai’s major retail hubs – Mall of the Emirates and The Dubai Mall – are each a 20-minute drive away and the brand new Nakheel Mall is meters away. Picking up family at the airport or thinking of getting away for a bit? Both Dubai International Airport and Al Maktoum International Airport are each about a 30-minute drive away.

But just because it’s ideally situated in the city doesn’t mean you need to leave your neighbourhood to shop or to play. For JVC residents, it’s the perfect Goldilocks Zone: buzzing but protected from the bright lights and crowds of downtown Dubai. Hip, but maybe more reserved than Box Park. Well thought out and developed but nowhere near as pricey as Arabian Ranches. It scores high in essentially every metric that matters: it’s safe and accessible, and its charming Mediterranean-style villas are relatively affordable (and if you’re not into villas, there’s a bevy of townhouses and apartments).

The districts’ main drags are alive and happening, but any number of Instagram-able eateries and coffee shops are just a short walk away, as are several highly ranked schools and, of course, Circle Community Park.

In the past few years, JVC has transformed from a quiet neighbourhood into the newest place-to-invest in Dubai, with dozens of sky-scraping condos welcoming young professionals wanting to chill out for a bit after living in the bright lights and rush of Marina or DIFC. Not in the condo market? Real estate prices have dipped in the last year, so now may be a rare opportunity to consider buying a villa or townhouse on one of JVC’s many lush and shady residential streets.

Dubai is a city of many diverse neighbourhoods, and being the UAE’s largest city, it has numerous areas that are constantly evolving with time. JVC is high-energy but with a cohesive family feel. You’ll always find friendly and interesting people running between its organic grocery stores and boutique shops.
